Choosing between a tankless water heater and a traditional tank water heater involves considering several factors including efficiency, cost, space, and specific household needs. Here's a detailed comparison:

           ### Tankless Water Heaters:

           Pros:

           1. Energy Efficiency:

             - Tankless heaters heat water on demand, meaning they don't have the standby energy losses associated with keeping water hot in a tank. This can result in savings of up to 30% on your water heating costs.

           2. Space Saving:

             - They are significantly smaller than tank heaters and can be mounted on walls or in confined spaces, freeing up floor space.

           3. Longevity:

             - Generally, tankless units last longer, potentially up to 20 years or more with proper maintenance, compared to 10-15 years for tank heaters.

           4. Unlimited Hot Water:

             - As long as the unit is sized correctly for your household, you'll never run out of hot water since it's produced on demand.

           5. Consistent Water Temperature:

             - Offers more consistent water temperature without the fluctuations you might experience with a tank.

           Cons:

           1. Higher Initial Cost:

             - The installation cost for tankless water heaters is typically higher due to the need for larger gas lines or electrical upgrades and venting systems.

           2. Flow Rate Limitations:

             - Only a certain amount of water can be heated at one time. If multiple water outlets are used simultaneously, you might experience a drop in water temperature.

           3. Installation Challenges:

             - Requires specific venting for gas models, and might need professional adjustments for optimal performance.

           4. Scale and Hard Water:

             - In areas with hard water, maintenance might be more frequent due to scaling, which can decrease efficiency over time.

           ### Tank Water Heaters:

           Pros:

           1. Lower Initial Cost:

             - Generally cheaper to buy and install than tankless units.

           2. Simplicity:

             - Easier to install in existing homes without major modifications. They work well for homes with predictable hot water needs.

           3. Higher Flow Rate:

             - Can handle multiple hot water demands at once without temperature drops, due to the storage of already heated water.

           4. Less Maintenance:

             - Usually requires less maintenance in terms of water quality issues like scaling.

           Cons:

           1. Energy Inefficiency:

             - They continuously heat water to maintain temperature, leading to energy loss, especially if the tank size exceeds your household's needs.

           2. Space Requirement:

             - Takes up considerable floor space, which can be a drawback in smaller homes or apartments.

           3. Limited Supply:

             - Once the hot water in the tank is used up, you'll have to wait for it to reheat, which might be inconvenient during peak usage times.

           4. Shorter Lifespan:

             - On average, they have a shorter lifespan than tankless models due to sediment build-up, corrosion, and other tank-related issues.

           ### Choosing Between Them:

           - Usage Patterns: If your household has high and varied hot water demands (like multiple showers at the same time), a tank heater might be better. For smaller or staggered use, tankless could be more efficient.

           - Budget: If initial costs are a concern, traditional tank heaters are more budget-friendly upfront.

           - Space: Tankless heaters are ideal if space is at a premium.

           - Long-term Savings: Tankless heaters might save money over time due to energy efficiency, especially in regions with high energy costs.

           - Future Planning: If you're looking to stay in your home long-term and value the longevity and efficiency, tankless might be the better choice.

When deciding, consider not just the costs but also your lifestyle, the size of your household, and whether you're looking for short-term savings or long-term efficiency and convenience. Consulting with a professional plumber can also provide personalized advice based on your specific situation.

In Brevard County, dealing with high water tables, septic systems in rural areas, and the impact of coastal living on plumbing infrastructure is crucial. Here’s what you should know:

           - Septic System Maintenance: Regular checks are vital, especially in less urbanized areas where septic issues can become significant if ignored.

           - Salt Air Corrosion: Proximity to the coast means pipes can corrode faster. We offer specialized services to combat this issue, extending the life of your plumbing.

           - Hurricane Preparedness: Our services include installing backflow preventers and sump pumps to protect against flooding.

Gas Pipe lines for Gas Water Heaters or Pool Heaters

Gas Pipe lines can be very dangerous, your pipe could be plastic underground.

Check Gas lines for any rust, some gas lines have a cheap 90 fitting on the end to connect to plastic gas pipes, mostly new construction. We only install threaded galvanized pipe gas lines.

Do not buy Water Hoses with Aluminum connections

Water Hoses with aluminum connectors create electrolysis connecting them to a brass hose bib, this difference in metal creates are bond so strong , the hose bib will have to be removed and replaced.
Only buy water hoses with brass connections, therefore brass connecting with brass will not seal tight and cause any damage in the removal process.
Another Idea is the add a quick connection garden detachment or a brass valve from the garden section to easily disconnect water hoses for storage.
Removing hoses and closing the hose bib is the only way to check for leaks, also since the hose is off, check water pressure is in between the correct PSI 45-55-60 max, if the pressure is over this PSI, then you will need to call a Licensed Plumber.

Why do you need a Hot Water Heater Potable Water Expansion Tank ?

In Melbourne Florida and all over the nation, a Hot Water Heater Expansion tank services the purpose of protecting your hot water heater and water pipes from Thermal Expansion. Thermal Expansion occurs when hot water heats up and expands, just as in the car or truck the radiator needs an expansion tank as the fluid heaters up and needs more space from expansion.

The Water Heater Expansion Tank as a rubber Blatter inside which needs to have the same PSI as the water pressure, use a tire gauge on top of the expansion tank to check the pressure. Factory air pressure on a new tank should be 39psi, if you have 55psi which is the standard pressure, the tank should match the same psi for the tank to maintain the space needed to allow for expansion.

How to Check existing Expansion Tanks

On existing systems the tank Blatter should be checked, if the Blatter is broken, the tank needs to be replaced.
1st Turn off the Electrical Power to the hot water heater
2nd Turn off the water supply.
3rd Drain down the water out of the system.
4th remove cap off of the expansion tank and check with a tire gauge the pressure on the expansion tank, if 39psi or greater, the inside blatter is in working order, increase the psi as needed to match the supply pressure.
5th turn on water and wait till all air is out of the system.
6th and final step is the turn back on the water heater electrical supply.

Hot water heaters and water pipes will last a lot longer when the proper Expansion Tank is installed into a system weather it is a tankless system or a tank system, prevention is the safe pathway to less plumbing bills, plumbing emergencies, and plumbing water down time.

In Florida, Melbourne, and all over Plumbing fixtures such as hose bibs, Toilet fill valves, clothes washer machines, dishwashers, ice machines can damage your plumbing water lines by turning off the supply off too soon. Plumbing machine on/off valves cause a fast hammering effect on water lines which can push joints to their breaking points.

Hose bibs with quick 90 shut offs can cause hammering effect as well, closing them slowly will prevent hammering effect. Machine valves such as Clothes washer valves should have Air Hammers installed next to valves to soften the hammer effect. Older homes often do not have them close to the valves, mostly on the main line relying on air in the upper chamber in the attic.

Slamming sink faucets, kitchen faucets also cause damage and should be closed slowly to prevent hammering effect.

There are Air Hammers adapters that can be added to the bottom of toilets between the fill valve and the supply line, as well as Hose bibs for clothes washer machines, sink supply lines and more.

These translate to a mandatory increase of 3% – 30% greater efficiency vs. current models. The amount varies by tank size based on formulas. The larger the tank, the more the efficiency is required.

. The New Tanks are now taller and wider. We guess about 2 inches wider. If you have a tight closet or a small door, you may have to relocate your water heater, or take off door jambs to bring it in,

Gas Hot water heaters have changed aswell, There will also be new and larger venting required for some gas water heaters.

      2. Manufacturer price increase means the total intallation price will increase because

All of the manufacturers will have to re-tool production lines. Combine that with increased materials cost from adding more insulation to tanks.

      3. Custom install solutions needed for closets intalls, attics or under air conditioners

To fit some homes and apartments may require creative pipe fitting on the part of your installer

Locating a Septic Tank can be very difficult to find, when there are no plans or clean outs.

Find Septic Tank drain field and inspection septic tank and drain field

Septic system owners are responsible for the operation, monitoring and maintenance of their onsite septic system. If Home or business owners find their system is not working correctly, it is highly recommended to contact a licensed professional with the experience and equipment to properly diagnose the septic tank drain system problem.

Inspecting or maintaining a septic system can be hazardous and you can be injured. If you inspect or maintain your own septic system you need to take special precautions and wear proper personal safety equipment. You will be exposed to health hazards including infectious diseases, hazardous gases, and electric shock. Sewer lines, septic tanks and all connecting clean outs carry harmful bacteria, viruses, and parasites that can cause infection and illness, especially if you have a weak immune system, pregnant, in contact with young children or elderly.

There are clean outs, risers for the tanks and sometimes clean outs for the drain field, you must identify the direction of the system and all of it's components.

Finding a septic tank sometimes can be as easy as finding the lid, the hard ones are the tanks with no lid and no clean outs on the septic tank drain lines coming from the building. If you can not find a clean out or septic tank lids, then you will need to call a plumber to use equipment to find the buried tank lids and drain lines and get a clean out installed and risers installed for the septic tank.

Septic tanks can either have a concrete lid riser, plastic lid riser or a steel man hole on top of the septic tank.

What is the condition of your septic tank if you do find the lid?

Normal levels in a septic tank are the scum layer should look rick with living soil and only have mild sewer odors and the liquid level should be even with the base of the outlet or inlet baffle pipe.

Tank is Full when the scum layer is covering the inlet or outlet baffle pipe or is too close to the lid. The Filter on the outlet side could also be clogged, causing the sewer line to back up. When you see this call us 1-888-7-coralrock.

If the Tank is lower than the inlet and outlet baffle pipes, then you have a real bad problem, because this means you have a cracked tank and will need a replacement.

Buying a home or commercial property?

Camera Inspection will save a lot of money and time, don't move in until you know the conditions of the sewer drain pipe for cast iron pipe.

Never buy a home without a sewer drain line camera inspection

Buying a new home is such an expensive transation and it can cost a lot more if a camera inspection is not performed before making an offer. The national home inspection standards of practice are just to flush the water down the drain and if it does not back up, then the pipes are ok? Well if the pipes do not back up that does not mean the pipes are ok. Drain pipes under in a craw space or under a concrete foundation can have several cracks, or be completely submerged in drainage water, only a camera inspection can show the true condition of drain pipes. Replacing or repairing sewer drain pipes are the single most expensive job a home owner or property owner can spend. A new roof can cost $10-20,000, and that is not the most expensive repair a property owner can make, the sewer drain line is the most expensive repair a homeowner/property owner can make because the sewer line is below the concrete floor, and tile and walls will have to be replaced to install the new sewer drain lines. A typical sewer drain line for a 3-2 home can be around 50,000 including all of the repairs to the floors, walls and new cabinets, bathtubs etc. This most expensive repair is out of the minds of millions of buyers because it is out of site, out of site, out of mind!

Toilet keeps running and making weird noises?

Why is my toilet making noises and running water, if all of the parts are new?

Got Toilets, Faucets and/or showers acting weird or making noises?

A customer’s toilet would not stop the water running in the bowl, new fill valves were installed and same result.

The shower in the other bathroom had a leak on the spout which was a compression o ring, not threaded on the pipe. The o ring ripped and caused a leak!

How are these problems related? I checked for debris in the line to cause noises of banging or tapping, which there was lots of rocks that came out of the pipe, however, I asked about the pressure, if he knew what pressure he has at the house.

A gauge was installed at the hose bibb by the main water feed and 75-80 PSI was found. A regular home should have maximum 60 PSI, all toilet fill valves can not control any pressure higher than 60 psi, no matter the brand or company.

The same problem for the shower spout o ring that ripped, the design is for nothing stronger that 60 psi. At night the home could reach 85 to 90 depending on night time usage.

All new fixtures are made of complete plastic, once the plastic is bent or pushed passed its limits, it will not go back to its original formed size.

A pressure regulator was recommended to control the PSI to a max of 50-55 to allow all of the fixtures to work in proper manner they were designed for.

No more noise or weird noises will occur.

    Hydro jetting

is a method used by professional plumbing contractors to clean clogged or slow sewage lines. A blast of water at high pressure is sent into the lines that will usually remove blockages and build up.
Hydro jetting

systems normally use about 4000 psi, which works very effectively because it cleans the inside of the pipe 360degrees and removes all debris, unlike other conventional ways of cleaning drain pipes by a metal cable which breaks up the blockage or rips through the roots in the pipe, yet, leaves a lot of debris behind which will need to be removed by water. Cable pipe drain cleaners have a hard time removing the debris from the ceiling and walls of the drain pipe line.
